Charged on the fair market value of the land when the transfer is tendered for registration, and collected by the land titles office on the province's behalf.

Registration fees
A flat $137 to register a transfer electronically, effective 4 January 2026. Paper registration is $144.

Sales tax on the mortgage insurance premium
Manitoba charges no sales tax on the mortgage default insurance premium. Only Ontario, Quebec and Saskatchewan do.
First-time buyers
- No first-time buyer rebate found. Manitoba's land transfer tax page sets out no first-time buyer rebate, and no official source for the rebate quoted on some third-party sites could be found. Nothing is applied here rather than applying a relief that may not exist. Check with your lawyer. Read the rules
