The terms these calculators are offered under, and the limits of what they can tell you.
These are estimates
Every figure this site produces is an estimate, built from rules published elsewhere and from assumptions you supply. It is offered for general information. It is not financial, legal, mortgage or tax advice, it is not a quote, and it is not an offer of credit.
It is not a lending decision
No result here means you are approved for anything, and none means you are not. A lender assesses a person: your credit history, your employment, the stability of your income and the property itself, none of which this site knows. A pre-approval from a lender is the only figure that carries any weight, and it is free to obtain.
Accuracy, and its limits
Considerable care goes into these figures. Government rules are transcribed from the authority that published them, each carries the date it was checked, and automated checks run before anything ships. See methodology and sources.
Even so: rules change, a figure checked some months ago may have moved, transcription errors are possible, and some jurisdictions are not covered at all. No warranty is given that any figure is current or correct, and you should verify anything you are relying on against the authority itself before acting on it. If you find an error, please report it.
Decisions are yours
Money decisions have consequences that a calculator cannot see. To the extent the law allows, no liability is accepted for any loss arising from reliance on anything this site produces. Before committing to a mortgage, a purchase or a debt, take advice from someone qualified and regulated who knows your circumstances.
Using the site
You are welcome to use these calculators for your own purposes, personal or professional, and to link to any page. The explanatory writing, the design and the code are the author's work; please do not republish them wholesale. Automated scraping that degrades the site for other people is not welcome.
Government figures and legislation are, of course, not ours: they belong to the authorities cited on sources, and go to them for the authoritative version.
