Land transfer tax
Saskatchewan levies no land transfer tax. A value-based land title transfer fee is charged on registration instead.
Registration fees
Free up to $500, a flat $25 to $6,300, and 0.4% of the whole value above that. Unlike a transfer tax the percentage applies to the entire value rather than to a slice of it.

A flat fee by the amount secured, at the rates that took effect on 15 April 2026. The top band above $1,000,000 carries the last figure that could be verified and may be out of date.
Sales tax on the mortgage insurance premium
Saskatchewan charges 6% sales tax on the mortgage default insurance premium. The premium itself is normally added to the mortgage; this tax cannot be, and is due in cash on closing day.
First-time buyers
- No transfer tax to rebate. Saskatchewan has no land transfer tax and so no first-time buyer exemption from one. The federal Home Buyers' Plan and the First Home Savings Account still apply.
